CommonGround started with a simple question: why is it so hard for a landowner to know what their ground is actually worth? We built this platform to answer that question, and a lot more that followed.
It started with one farm and a lot of unanswered questions.
He thought of it as Airbnb meets eBay for farm ground leasing.
When CommonGround's founder purchased his first hobby farm in Central Illinois, he did what most new landowners do: he asked a neighbor for a farmer recommendation, put a business card in a mailbox, and waited for someone to call.
The farmer who called suggested a 50/50 crop share arrangement. It seemed reasonable at the time. But over that first year, the seed bills and fertilizer invoices started piling up, and the calls to market grain kept coming. By the end of the season, it was clear that he had accidentally become a partner in a farming business, which was not what he was looking for.
So he started doing his homework. He mapped the farm with a GPS and discovered he had more tillable acres than he realized. He pulled soil samples. He looked up county cash rent averages through ag extension publications. Then he sat down with several different farmers and asked what they would offer for cash rent on the property.
Every single farmer gave him a different number. The range was wide. Not because anyone was being dishonest, but because every farming operation carries different overhead, different risk tolerance, and a different view of what a piece of ground is worth to them.
That realization pointed to something bigger: the farmland leasing market had almost no transparency. Information was fragmented. Prices were set through relationships and guesswork. Most landowners had no reliable way to understand what their ground was actually worth or to see if better options existed.
CommonGround was built to fix that. A transparent, competitive marketplace where landowners could get real offers from qualified farmers, see who they were dealing with, and make a decision with full information. As the platform grew, it became clear that the same problem existed for hunting ground as well, so that capability was added too.
The idea was simple: open up a market that had always operated in the dark.
