The Process

Simple from start to lease.

Real people guide you through every step. We handle the heavy lifting so you can focus on making the right decision.

We start with a conversation

Our team calls you to go over your Ground Value Report, talk through your current situation, and understand what you're looking for. No pressure, just information. You decide if you want to move forward.

We build your listing together

We collect the details that matter: lease term, starting bid, access, payment structure, and any specific requirements you have for how your land is managed. We write the listing and send it to you for approval before anything goes live.

You approve before it goes live
Qualified tenants bid for your ground

Your listing runs for about a month, giving the market time to respond. We keep you updated as bids come in and answer any questions from prospective tenants on your behalf. You'll see activity in real time.

Typically ~30 day bidding window
You review the offers and choose

At the close of bidding, we share all offers along with detailed profiles on each bidder. The highest bid does not automatically win. You can interview candidates, ask follow-up questions, and take as much time as you need to decide who is the right fit for your land.

High bid does not automatically win
We handle the paperwork

Once you've made your decision, CommonGround sends the lease agreement to your chosen tenant for signature. After they sign, it comes back to you for final signature. The tenant pays the platform fee at that point. You're done.

You Stay In Control

You're evaluating options, not obligated to anything.

This process is designed to give you more information and more choices. You never have to accept a bid, and the highest offer doesn't automatically win.

Full bidder profiles

Every tenant who bids comes with background information, farming history, and references. You know exactly who you're considering before you decide.

Your terms, your requirements

Want cover crops, mowed roadways, or no-till practices? You set those expectations in the listing. Tenants bid knowing exactly what is required.

Keep existing relationships

Many landowners use this process to validate their current tenant relationship. If your farmer bids and wins at market rate, everyone moves forward with confidence.

Talk to Someone

It doesn't have to. Many landowners use this process to simply validate what they already have. Your current farmer can bid, and if they come in at or near market rate, the relationship continues with everyone on the same page. A lot of existing leases stay intact after going through the process.
